What is PMI and Why Do You Have It?

Private Mortgage Insurance (PMI) is an insurance policy that protects your lender in case you default on your mortgage.

Typically, PMI is required if you put down less than 20% of the home’s purchase price. While this insurance allows you to buy a home with a smaller down payment, it also means an additional cost each month that does not contribute to your home’s equity.

When Can You Remove PMI?

The good news is that you don’t have to pay PMI forever. There are specific conditions under which PMI can be removed:

When Your Loan-to-Value (LTV) Ratio Reaches 80%:
  1. Once you have 20% equity in your home, you can request PMI removal. This usually happens through appreciation in your home’s value or through paying down the principal balance of your mortgage.
Home Value Increases:

If the value of your home has increased significantly, you might reach the 20% equity threshold sooner than you anticipated.

Loan Payments and Refinancing:

If you’ve been paying your mortgage consistently and have made significant principal payments, or if you refinance your mortgage and achieve a new loan-to-value ratio of 80% or lower, you can qualify for PMI removal.

How Sacramento Valley Appraisal Can Assist?

To remove PMI, you’ll need to prove to your lender that your home’s value has increased or that you have paid down your mortgage balance sufficiently.

This is where Sacramento Valley Appraisal comes in. Our experienced appraisers can provide a professional appraisal that will support your request for PMI removal.

{Not only are Residential Appraisals cost flexible, but we also found Steve to be very quick to return phone calls and quick to get us our appraisals back. If for any reason there was a discrepancy with our request, Steve made sure to contact us immediately so the issue would not escalate. The review department here at Financial Asset Services feel very comfortable working with Steve because he is a responsible appraiser who knows the market and knows the importance of communication in the appraisal process. I would recommend Residential Appraisals to anyone who would take my recommendation.

{Steve from Sacramento Valley Appraisal was the consummate professional. Steve squeezed me into his schedule in a very short amount of time (a week out from Christmas), was extremely fair in his pricing, and performed the appraisal with great customer service and tact. I will be recommending Steve to all of my family members and friends who need appraisal services. Thank you Steve for your work!

{Steve Cooper was able to perform two appraisals of an inherited property. One appraisal was for a "date of death" and the other for the current values 11 months later. Steve negotiated a fair price from our rather detail-particular attorney and quickly went about the assessment process. Apparently, the discussion with the attorney was quite lengthy (as I have also found). His assessment write-up(s) were quite professional and apparently satisfied our picky attorney. Due to holidays and our attorney's personal issues, a timely payment was not issued to Steve. He was patient and understanding about the non-payment problem. We were able to work out an alternate payment method and the whole matter was satisfactory concluded. His work is recommended by us.
